Cascading Cliffside Apartment Building Where Frida Kahlo and Diego Rivera Once Lived Is Listed for $8 Million in San Francisco

A jaw-dropping 11-unit apartment building in San Francisco where married Mexican artists Frida Kahlo and Diego Rivera once resided has just hit the market for $8 million.

Built into a cliff of bedrock and designed to look as if it were cascading down Telegraph Hill, the artistically significant structure was originally built in 1938 as the Hoeffler Building.

In the years since, the structure—which is reminiscent of a Swiss mountainside village—has earned incredible renown, not least because its storied former residents, although it did also make its Hollywood debut as a filming location for the 1952 film noir “The Sniper.”

From the street, the domicile appears completely unassuming, save for the jaw-dropping city and ocean views that extend behind it. However, a quick trip to the rear of the structure reveals its gravity-defying hillside construction, with each level of the dwelling appearing to flow down the steep incline.

“Its location, views from every unit, amazing terraces, historical significance, and former residence of Frida Kahlo are some of the property’s most impressive features,” said listing agent Jean-Paul Samaha of Vanguard Properties, Inc. “It is truly a trophy property.”

The eye-popping multifamily dwelling is located in a “setting more reminiscent of a European hillside enclave than an urban environment,” according to its listing.

There are 11 distinctive residences that include nine one-bedroom units and two two-bedroom abodes. And while the individual properties are relatively petite—ranging from 500 to 950 square feet—the views more than make up for the lack of space.

In order to fully maximize those vistas, each unit has been outfitted with its own private outdoor terrace space, adding extra space to each dwelling, while also providing the perfect place to enjoy the views in peace.

“Each home has a private outdoor space with views toward San Francisco Bay and Treasure Island,” Samaha said. “They also have amazing downtown and water views of the piers.”

Adding to its pedigree is the fact that the structure is essentially unmatched by anything new.

“They literally don’t build things like they used to,” San Francisco Planning Chief of Staff Dan Sider told The San Francisco Standard.

Buyers who are interested in taking on what could potentially be a very lucrative rental opportunity will also have the advantage of offering up a unit that once house two of the world’s most well-known artists.

Apartment 42 is the famed residence where Kahlo and her spouse lived from 1939 to 1940—where Rivera created his large-scale fresco mural, “Pan American Unity,” which is now housed at City College of San Francisco.

The couple had a tumultuous relationship and later divorced. Initially, Rivera stayed in the apartment with another woman, however he and Kahlo eventually reconciled, and she moved back in.

“I think the next buyer will be someone who is looking for an opportunity to own a piece of San Francisco and looking for a great income-producing building,” he noted.

While the the generational investment property does not have any on-site parking, its easy walkability to downtown has always attracted renters seeking a unique place to live.

“There is almost never a vacancy that lasts more than a day,” Samaha added. “The rents are great and produce over $500,000 in net operating income.”

The property is also located next to the historic Richard Neutra-designed Kahn House and is also nearby North Beach, Russian Hill, Jackson Square, the Embarcadero, and Coit Tower.

“It’s located on a cul-de-sac so it is very private and makes you feel like you are out in the country but you are in the heart of the city,” he said.

The Hyannis Port home of Kathleen Kennedy Townsend—the oldest living member of the storied family—is seeking a buyer once again, after a “pending” offer on the property appears to have fallen through.

Kennedy Townsend, 74, who is the daughter of former U.S. Attorney General Robert F. Kennedy and his wife, Ethel Kennedy, brought her Cape Cod dwelling to the market for $1.59 million in May. Within days, the listing was updated to show that it was “pending” sale, indicating that an offer had been accepted.

Apparently that deal never closed, with the listing now reflecting that the five-bedroom home is once again available.

It marks another disappointing milestone in the history of the property, which Kennedy Townsend previously revealed she had purchased in the hopes of recapturing the wonderful childhood summers she spent at the Kennedy family’s iconic Hyannis Port compound, which is located just a short distance away.

However, her “dream” of re-creating those memories fell short, she admitted, telling the Boston Globe that it simply hadn’t worked out as she’d hoped.

“I had a dream that I would recreate the youth, the wonderful youth that I had, for my children and grandchildren, so they could come to the Cape; they could sail, they could walk on breakwater, and it would be, you know, wonderful summers,” she shared when the home was originally listed.

“I wanted it to be a place where you could have a number of people enjoy themselves and use the beach and be in a safe place. I had this wonderful dream. … But not all dreams work, right?”

Kennedy Townsend—like many members of the Kennedy dynasty—spent her summers enjoying large gatherings at the storied Hyannis Port estate, which was purchased in 1928 by family patriarch, diplomat, and businessman Joseph P. Kennedy for his wife, Rose, and their nine children, including President John F. Kennedy and Sen. Robert F. Kennedy.

Kennedy Townsend originally purchased her own dwelling in the area for $1.28 million, records show, closing on the home in December 2023—having paid $25,000 over the property’s asking price.

While her own Cape Cod property is dwarfed by the family compound, it appears to have been chosen especially by the attorney because of its ability to accommodate large groups.

A large basement space has been outfitted with several beds, while an upstairs room features bunk beds.

“Featuring five bedrooms and five baths, the home provides generous space and a flexible layout suited for both year-round living and seasonal enjoyment,” the listing, which is held by Kathy O’Neil of Sotheby’s International Realty, notes.

A large open-plan kitchen includes a casual dining space, ideal for hosting large groups, while the sun-soaked living room boasts a fireplace for cozy evenings during the winter months. A formal dining room adds another area for large family meals.

However, it is the exterior where the property really shines.

“Located in the desirable Breakwater Shores neighborhood, this split-level residence overlooking the pond offers coastal living with peaceful water views and glimpses of the ocean beyond,” the description continues.

An enormous deck that overlooks the yard and the pond beyond looks like the perfect spot for al fresco dinners on a summer evening, or for enjoying a quiet moment with a cup of coffee while watching the sunrise.

A sizable fire pit in the yard itself looks tailor-made for family game nights or s’mores sessions, and is surrounded by a lush lawn and elegant landscaping.

While some of the interiors appear to need a bit of a refresh, particularly in the kitchen, the bones of the home would make the perfect blank canvas for someone seeking a more modern retreat, with the more traditional elements in the 1966-built dwelling adding a rustic, comforting feel.

What’s more, the property has no homeowners association, meaning that those fees would not need to be factored into a buyer’s budget. This despite the fact that it is, per the listing, “ideally located near shopping, wonderful restaurants, the Hyannis artist shanties, sightseeing boats, and ferries to Nantucket and Martha’s Vineyard.”

“For a family that lives in Boston or Providence, or any place close, it’s just ideal,” Kennedy Townsend told the Globe.

Cape Cod has long been intertwined with the Kennedy family, particularly after JFK used the family compound as the headquarters for his presidential campaign in summer 1960—and even more so after his wife, Jackie Kennedy, fled to the home after he was assassinated in 1963 at the age of 46.

Hyannis Port would be where Jackie crafted the image of Kennedy’s presidency as “Camelot” in the wake of his death, taking inspiration from the late politician’s favorite Broadway musical and telling the media in her first official interview after his death: “Don’t let it be forgot, that for one brief, shining moment there was Camelot.”

The home had been the site of many happy vacations for JFK and Jackie—and it went on to serve as a much-needed retreat for other family members over the years, becoming the site of an annual Fourth of July reunion for many of their descendants.

Each year, dozens of extended Kennedy family members—from RFK’s daughter Kerry and her children with ex-husband Andrew Cuomo to Maria Shriver‘s daughter Katherine Schwarzenegger and her actor husband, Chris Pratt— gather at the property to celebrate the holiday.

The final chapter in Jennifer Lopez and Ben Affleck‘s failed marriage could finally be set to close—after the actress reportedly accepted an offer on the former couple’s marital home, following a yearslong struggle to secure a buyer.

Lopez, 56, and Affleck, 53, purchased the palatial Beverly Hills spread for $60.85 million in May 2023 with the intent of turning the dwelling into their marital home. But just over a year later, it had returned to the market for the much higher price of $68 million, days before the singer filed for divorce from the “Gone Girl” star.

While the couple moved swiftly through their divorce proceedings—finalizing their split in February 2025—their marital home remained a lingering headache, even as they hacked millions off their initial asking price.

In April of this year, it was then reported that Affleck had agreed to “gift” his former spouse his portion of the property, leaving her free to pursue a sale of the home by herself. Less than a month later, she relisted the home for the much lower ask of $49.99 million—more than $18 million less than what they had originally sought for it and nearly $11 million less than what they had paid.

Now, one of Lopez’s brokers—Branden Williams, who held the listing with Rayni Williams, both of The Beverly Hills Estates—has told the New York Post that the “Jenny From the Block” singer has accepted an offer on the property and is in escrow.

While Williams did not disclose the identity of the prospective buyer, he hinted that they will be almost as well known to the public as the famous seller, describing him as working “in tech and finance” and noting that “everybody knows his name.”

The listing agent also declined to reveal the offer that was made to his client.

Affleck and Lopez purchased the extraordinary property for $60.9 million in May 2023, less than a year after they wed, and quickly set about renovating the estate, reportedly spending millions to turn it into their dream marital sanctuary.

However, just over a year later, they put the property back on the market with an asking price of $68 million. Soon after, it was revealed that they had officially split.

While they managed to finalize their divorce within 20 weeks of Lopez filing, selling their former marital home would be a much tougher task. By May 2025, the exes had dropped their asking price to $59.95 million, before delisting the home just two months later.

The expansive dwelling reappeared on the market in September for the even lower price of $52 million, only to be delisted in January, when reports surfaced that Lopez was still residing in the home while renovations were completed on her new $18 million property in Hidden Hills.

By April 2026, it was reported that the actor had wiped his hands clean of the headache that was their marital home and given his portion of the property to the singer. At the time, it was assumed that Lopez would be making the home her main residence.

Then, in May, the home’s asking price was once again decreased to $49.99 million.

The latest listing came complete with a brand new set of images that elegantly capture its open floor plan, tennis court, soaring ceilings, and resort-style pool.

The listing described the property as the “ultimate celebrity compound.”

“Set within one of the city’s most secure gated enclaves, this newly rebuilt estate spans five acres on a commanding promontory, opening to sweeping mountain views and complete seclusion,” the description added.

Interestingly, the latest listing images revealed that many of the living spaces have been cleared of all of Lopez’s belongings—with the enormous walk-in closet seen empty, while many of the personal items that were previously pictured have now been removed.

In April, TMZ reported that Affleck effectively walked away from his interests in the property altogether, with court documents obtained by the outlet indicating that the former spouses have amended their property settlement agreement from the divorce to give Lopez full ownership of the mansion.

While the documents did not include details of the transfer, TMZ alleged that Affleck took no payment from Lopez in return for his share of the home.

“The parties shall be responsible for any taxes arising from the transactions/transfers. The parties agree that the transactions/transfers shall constitute a transfer of property among spouses incident to divorce for federal income tax purposes,” the documents read.

When Lopez and Affleck’s divorce was originally finalized in January 2025, the duo agreed to split any profits from the sale of their former marital home.

However, they faced a desperate struggle to find a buyer for the lavish dwelling. At the time, Lopez shared several images of herself still residing at the home, despite having purchased another nearby dwelling in Hidden Hills for $17.5 million in February 2025.

In September, the actress and singer sparked speculation that she was angling to hold on to the property when she took to Instagram to share snaps of herself getting ready for different red carpet events inside the enormous abode.

Lopez has not commented on her current living situation. However, one source claimed to the Daily Mail that the singer was making use of the Beverly Hills megamansion while her new abode undergoes renovations.

“Jennifer is staying [at her and Ben’s former home] because she still owns it, so why not? Also, her new house in Hidden Hills is undergoing renovations, so it would not be comfortable to move in yet,” the insider said.

It’s unclear whether the new agreement with Affleck prompted Lopez to put that new home back on the market.

The Hidden Hills property, though luxurious, pales in comparison to the Beverly Hills mansion, offering just five bedrooms and eight bathrooms. It was described in its listing as “exuding sophistication,” offering the perfect mix between “the best of New England charm” and “relaxed California informality.”

Property records reveal that Lopez purchased the 2-acre dwelling through a trust linked to her business manager, having reportedly been searching for her ideal new home since April 2024, when rumors about a rift in her marriage first began to circulate.

The property spans more than 8,600 square feet and is made up of a main residence, guesthouse, pool house, and five-stall barn, complete with a tack room and an equestrian arena.

The main home has five en suite bedrooms, including a “sumptuous master suite,” which boasts dual walk-in closets, a wet bar, a private balcony, and a bathroom worthy of a five-star resort that boasts a steam shower and an enormous bathtub.

The Beverly Hills mansion features a wide range of custom amenities, including an indoor sports complex, complete with basketball and pickleball courts, a fully equipped gym, a boxing ring, a sports lounge, and a bar.

As for its more “traditional” features, the home boasts a staggering 12 bedrooms and 24 bathrooms in 38,000 square feet of living space. The estate sits on a plum 5.2-acre lot in the Beverly Crest community.

The listing describes the abode as a serene spot where “timeless elegance and modern convenience blend seamlessly in the heart of Beverly Hills.”

Affleck has long since moved on from the home, reportedly purchasing a $20.5 million Pacific Palisades bachelor pad in July 2024.

A Chance to Own the Home Where Kentucky Fried Chicken Was Hatched

The 1800s house that belonged to the founder of Kentucky Fried Chicken is slated for auction at the end of the month, alongside his handwritten recipes, kitchen supplies and legacy restaurant. 

Col. Harland Sanders and his wife, Claudia, bought the 5,400-square-foot mansion in Shelbyville, Kentucky, in 1959 and headquartered KFC out of the garage, before moving to the adjacent restaurant. Built in 1866, the two-story mansion features five bedrooms, a lounge, a library and a piano room. Much of the furniture owned by Sanders is still intact.

“It has so much of his life, and his time in this home, and I think that’s what a buyer wants,” said auctioneer Bill Menish of the Menish Group Auction & Real Estate. “If it had been completely redone and modernized, I think that would have been an incredible disappointment to potential buyers.”

Menish offered no price estimate for the property sale.

The 3-acre property that’s up for a sealed-bid auction includes Sanders’s home—named Blackwood Hall—as well as the still-operating Claudia Sanders Dinner House.

After selling KFC for $2 million in 1964, Sanders opened the Dinner House—what “became an extension of the values and traditions that made the Colonel famous,” according to the auction’s news release. Blackwood Hall could be used by a new owner for anything from an event venue, a luxury vacation rental, a museum or “executive retreat,” according to The Menish Group.

Sanders, who died in 1980, hosted franchise owners from across the world at the property for workshops in cooking techniques, hospitality standards and business practices.

The 25,000-square-foot building, which was rebuilt and modernized following a fire in 1999, now features a main dining room, two smaller dining rooms and a larger event venue, as well as a gift shop, commercial kitchen facilities, and a second-floor lounge and balcony. The sale encompasses the full operating business, as well as the intellectual property and trademark rights tied to it.

“This was where they came together and said ‘This is our business, our restaurant,’” Menish said. “It’s a preserved time capsule of their impact.”

Aside from the sealed-bill property auction, KFC enthusiasts can also bid on documents and artifacts that recall Sanders’ career, personal life and public legacy: photographs, certificates, business documents, personal clothing and accessories, and a birthday card from President Richard Nixon.

Among the artifacts is Sanders’s working planner, which garnered media attention when it became the subject of litigation in 2001. The planner includes recipes that have never previously been available to the public, including a list of 11 herbs and spices that “has everyone wondering and wanting to see for themselves,” according to Menish.

The auctions opened on Monday and have received more than 100 offers from across the world, Menish said. The artifacts will be auctioned off, both in-person and online, on July 28, and sealed-bid offers for the property are due July 31.

“It’s a chance to own an iconic part of our childhood, or our parents or grandparents’ childhood, and that doesn’t come around every day,” Menish said. “It really has a great buzz going.”

Blackwood Hall was sold to Tommy and Cherry Settle in 1974, who worked to preserve the Sanders’s interior design. It is going to auction after two attempts to sell the property didn’t yield satisfying offers, according to Menish.

The Dinner House remains open—drawing thousands of visitors on holidays—and will continue to host events throughout the sale process.

“Families will tell you that they go there every year, and that will never change no matter who owns it,” Menish said. “It’s already changed hands before, but that spirit continues.”

A historical New England Colonial located at the heart of a stunning wildlife habitat has been put on the market for $850,000 in one of Connecticut’s most storied towns.

The 1.49-acre property, which is located within Wilton’s historical district, is a sight to behold, particularly in the summer months, when the landscaped lawns and native gardens are positively bursting with vibrant colors.

However, the natural beauty of the property, which spans just under 1.5 acres, stretches well beyond the backyard; the home and its surrounding land are all part of the Pollinator Pathway Project, a local initiative that encourages residents in the area to turn their backyards into “pollinator-friendly” habitats.

The scheme, which launched in 2017, encourages participants to fill their yards with native flowers in a bid to aid the local ecosystem—however, it has had the happy knock-on effect of turning one of Wilton’s most storied communities into a verdant and lush paradise.

Today, the Pollinator Pathway Project has been designated a Certified National Wildlife Habitat and, with it, the newly listed property, which is represented by Michele Ferguson Nichols of Douglas Elliman.

Nichols explains that the current owner of the three-bedroom 1915 dwelling went above and beyond to turn the property into a true oasis for local wildlife.

“The seller, who is a big gardener and has a very green thumb, hired Brett Gilman, who designed the whole landscape plan and purchased native plants,” she says.

“He had a very unique approach for the sloped side of the property. It’s low maintenance, and you don’t have to weed it. You can just let it all fill in.”

Should a future owner wish to keep the wildlife habitat certification, they will have to ensure the upkeep of several very key features.

First, the property must have at least three natural sources of food, at least one clean source for drinking water, and at least two sources of shelter to protect wildlife from predators and weather.

It must also feature at least two spaces for animals to reproduce and nurture their young, and at least two eco-friendly practices, i.e. eliminating chemical pesticides and removing invasive species.

However, in adhering to these rules, the owner has by no means neglected the upkeep of the historic abode that sits at the heart of the property—carefully maintaining many of its most significant period details.

The 1,612-square-foot residence features many historic touches, including built-ins, expansive windows, and a wood-burning stove. Yet it still manages to offer a modern, fresh feel, thanks in large part to the open floor plan and the large windows that bring the outdoors in.

“I really love the home’s open floor plan,” Nichols says. “The original home was built in 1915 and in the early 2000s, the kitchen and dining area were added onto with French doors that lead to a patio.

“It has wide-plank light floors, so it feels very vintage. And a lot of antiques don’t have a lot of natural light, but this one does.”

Located in Wilton‘s Historic District, the three-bedroom residence is ideally sited nearby Georgetown‘s local eateries as well as shopping in downtown Wilton and Ridgefield‘s town centers.

“It is very peaceful and private in both the house and yard but is conveniently located nearby activities,” she notes. “It’s close to the train as well, so you could weekend there, but Georgetown is a place people like to settle and live year round.”

A historic Rhode Island compound that predates the nation’s founding by more than 50 years—and is rumored to have once been home to founding father Benjamin Franklin‘s sister—has hit the market for $3 million.

Listed on the National Register of Historic Places, The Grange at Potowomut was built in Warwick, RI, in 1723—53 years before Franklin and his fellow Founding Fathers signed the Declaration of Independence.

It is, the 10.9-acre property’s website states, a home “that has been at the center of American life since before America existed.”

But its heritage can be traced back even further to 1684, when the Greene family settled on the Potowomut peninsula—long before Rhode Island became a colony.

“The Potowomut peninsula was Greene family land before Rhode Island was a colony,” the property’s description reveals.

John Greene, a surgeon and peer of Roger Williams, was among the earliest settlers. He sent sons across the bay to settle the peninsula. In 1684, James II Greene built on the hill above the river at the site known as The Forge.

“His son Jabez III built directly across the road on the river. That house became The Grange.”

Today, The Grange retains much of its period charm. However, in the past six years, it has undergone an extraordinary renovation at the hands of its current owners, who poured more than $1 million into stewardship improvements.

Dean deTonnancourt—an agent with Re/Max Revolution, who is also listing the property—and Steve Meersman purchased The Grange for $1.43 million in 2020 and have since made over every single space in the main residence and beyond.

“We went through the house cosmetically and beyond, so every room has been enhanced,” said deTonnancourt. “The porch has been remodeled, and we completely revitalized the cottage on property along with the landscape, hardscape, and softscape.”

“When you look at the home’s history from stories written or being told, Ben Franklin’s sister resided in the home for a number of years,” he said.

“It was originally built in 1723, but burned down and was rebuilt in the early 1730s. The character is still intact. It’s not your typical older home. It’s a well-built and sturdy house.”

Other highlights found throughout the primary residence include a cozy living room with a fireplace overlooking a bridge with a waterfall, a wood-paneled den with a beehive oven fireplace, and a modernized kitchen with a shiplap ceiling and white Shaker cabinetry.

DeTonnancourt said they currently use the cottage as a short-term rental.

“People come to the cottage for the setting alone,” he said. “It’s amazing.”

Built in 1825, the income-producing residence known as The Cottage at The Grange features a living room with a fireplace, a modern kitchen with granite countertops, and a front farmer’s porch and side deck designed for entertaining and relaxing.

“The Potowomut peninsula is in a unique location that sits outside of Warwick,” he said. “This is one of the original homesteads that has significant history as it also sits across from the Nathanael Greene park.”

Also found on the property are “meandering lawns,” beautifully designed patios, and specimen trees that are “documented among the tallest in Rhode Island.”

“The property is truly majestic, sitting on 11 acres,” deTonnancourt said. “There are trees that are over 200 years old.”

DeTonnancourt believes the next buyer will also be a lover of history.

“I envision the next buyer to be someone interested in a historic home, who will be more of a steward than a homeowner, who appreciates the history of the home, and will continue the journey of preservation,” he said.

DeTonnancourt and Meersman have themselves worked tirelessly to document the history of the property, which is explained in detail on The Grange website. It includes many incredible figures who have called the residence home over the years.

“This house was not a bystander to history. It was present for it,” they wrote. The dwelling has survived everything from the Revolutionary War to the American Civil War.

Because of the estate’s grandeur, deTonnancourt believes it will likely be used as a primary residence or continue operating with “guest-ready” accommodations.

“It could also be someone who has other properties who needs a retreat in Rhode Island,” he said. “When we bought it, we saw it as being a part of the home’s overall story and carrying it on. It has been wonderful.”

In fact, the 1,222-square-foot residence even has a ceiling mounted rig once used for Grimmys’ aerial silks that now features a hanging egg chair.

Every Fourth of July, members of the Kennedy family descend upon the picturesque Cape Cod village of Hyannis Port to celebrate the holiday at their legacy compound in what has become one of the most storied traditions in modern American history.

The Kennedy compound in Hyannis Port is more than just a traditional family gathering place on the affluent Massachusetts peninsula of Cape Cod. It’s now akin to a chapter of American political history written in cedar shingles and sea air.

The compound was first purchased in 1928 by family patriarch, diplomat, and businessman Joseph P. Kennedy for his wife, Rose, and their nine children, including President John F. Kennedy and Sen. Robert F. Kennedy.

He reportedly paid just $25,000 for the main house, along with the 3-acre parcel on which it sits—and which the family has dramatically expanded over the years.

For nearly a century, the waterfront enclave has served as the Kennedy family’s refuge, a private stage for ambition and grief, and a symbol of the family’s enduring hold on an American dream.

This year will mark the second Independence Day the family has celebrated since the October 2024 passing of its matriarch, Ethel Kennedy, widow of Sen. Robert F. Kennedy.

Much has changed in the Kennedy family since they first moved into the Hyannis Port compound nearly 100 years ago—and the property, too, has gone through many an evolution.

How much is the Kennedy compound worth today?

But at least one thing remains the same: The awe-inspiring estate is still one of the most valuable in all of Cape Cod, in terms of its monetary worth and its historic significance.

Few other properties in the U.S. boast such a rich political heritage save for, perhaps, the White House—and perhaps only a handful have been host to such a storied and high-profile list of guests, which, in the case of the Kennedy compound, include Taylor Swift, Oprah Winfrey, and Andy Warhol among many other luminaries.

The idea that the property might ever return to the market seems almost impossible, which also makes it tricky to attach a true figure to it, particularly when price tags for similar properties in the area seem to shoot up with each passing year.

However, Josh Judge, a New England–based Berkshire Hathaway agent who deals in waterfront residential properties, says the Kennedy compound would undoubtedly be one of the priciest homes to ever hit the market in the Cape Cod area, should the family ever decide to list it.

“In today’s Cape Cod luxury real estate market, the Kennedy compound would rank among the region’s most valuable estates,” Judge explains.

“Its irreplaceable waterfront setting, historic significance, exceptional privacy, and unparalleled presidential legacy all contribute to its extraordinary value.”

Another element that complicates the pricing process is—believe it or not—the property’s historic significance, which was formally recognized in 1972, when the Kennedy compound was designated a National Historic Landmark District and added to the National Register of Historic Places.

When it comes to real estate values, this designation could be both a blessing and a curse. While it adds prestige, it also restricts what changes can be made.

It certainly hasn’t seemed to be a problem for the Kennedy clan, which seems to value tradition and history above all else. But if someone outside the family wanted to buy the property, their plans for renovation and expansion would be considerably limited.

If the main house were still a conventional private listing, it would likely be one of the most expensive homes on Cape Cod. But because it is now tied to the Edward M. Kennedy Institute, the real market story lies in the surviving private homes, which would almost certainly command top-tier waterfront pricing plus a meaningful historic premium.

Today, the Kennedy compound is best understood as a three-house estate with different ownership realities. The main house is no longer a private family asset, and the other two historically significant homes remain tied to the Kennedy family’s use and occupancy.

Judge notes that when considering the luxury waterfront market around Hyannis Port, where adjacent or nearby estates have recently been listed between roughly $19.8 million and $21.5 million, it’s reasonable to suggest that a privately owned residence on the Kennedy compound would likely sit in the $15 million to $20 million range on the open market, depending on lot size, frontage, condition, and privacy.

But put them both together, and they might be worth even more. A fairly realistic combined value for the private portion of the compound would be roughly $30 million to $60 million, Judge estimates. The upper end of that range reflects the rarity of the location, direct waterfront setting, and the Kennedy provenance premium.

“Taken together, the privately owned portion of the compound could exceed the individual figures significantly, reflecting the combined premium of contiguous ownership, direct waterfront access, and one of the most iconic provenances in American real estate,” concludes Judge.

It’s far more likely that the remaining homes in the compound will stay in the family, however. With limited use of the main house, two other treasured family homes, and generations upon generations of successors, the Kennedy compound is likely to stay in the family for another hundred years or more.

Who owns the Kennedy compound today?

In 2012, the family transferred ownership of the original main house to the Edward M. Kennedy Institute for the United States Senate.

“This is what Mrs. Rose Kennedy and Sen. Kennedy wanted,” said institute trustee Nick Littlefield at the time. “That the house would continue to serve public purposes and be preserved for the American people.”

The main house’s reported value at the time was about $5.5 million. However, because it was donated and is now tied to a charitable institute, that figure is mainly a historical reference point rather than a current sale price.

The institute’s website gives little information about what the elegant building is being used for today.

However, the dedication indicated that it would be used as part of a “mission of educating the public about the U.S. government, invigorating public discourse, emphasizing the importance of bipartisanship, and inspiring the next generation of citizens and leaders to engage in the public square.”

The institute did note, however, that Kennedy family members who live on neighboring properties would still be able to access the beach through the grounds and have limited recreational access.

How the compound became the Kennedy family’s Camelot

The Kennedys might never have come to Hyannis Port if it hadn’t been for one pastime Joseph and Rose loved: golf. In 1926, and already a millionaire, Joseph went in search of a home near a golf club.

He explored a membership at the Cohasset Country Club, on the South Shore and close to Boston. However, he was iced out, reportedly over his Irish Catholic faith.

Instead, the couple found Hyannisport Club on Cape Cod—then run by an Irish Catholic—and the Kennedys were welcomed. They proceeded to rent Malcolm Cottage, as it was then known, and, in 1928, purchased the property for $25,000, according to the website for the JFK Museum in Hyannis.

After Joseph purchased the compound, he expanded the main residence, dubbed the Big House, to include 21 rooms, 12 bedrooms, a steam room, and a 50-person theater in the basement.

The grounds were upgraded to include a tennis court and pool. Touch football, played on the grassy lawn, was a Kennedy family favorite. Other recreation options were also available, including golfing at the local club and sailing on the sound.

JFK added to the compound by buying a home behind his father’s Big House in 1956. That property later became known as the President’s House.

The tool in question? A virtual architectural experience called Walk Your Plans, which enables you to, quite literally, walk through your dream home before it is built—or, at the very least, a visual representation of it.

At its core, the tech is so simple, it’s hard to believe that it hasn’t been thought of before.

Homeowners and designers who are in the process of putting together blueprints and vision boards for a renovation or a home-build send those plans to their nearest Walk Your Plans outpost—which then turns any renderings and specs into a virtual home you can literally stroll around.

When it’s time for your appointment, you’ll enter their cavernous space to see your plans projected on the floor and walls in real-life size, enabling you to walk through the property, experiencing the layout in real time.

This process is meant to help identify any early issues before foundations are laid and concrete is poured.

Does that door work in that particular place? Is the kitchen conveniently laid out for your needs? If you move that wall a foot to the left, can you have more closet space?

All these questions and more will be answered, and important changes can be made before it’s too late.

“You’re literally walking around shadows right on the ground. But you feel as if you’re in that space,” says Walk Your Plans founder Joe Matejka, who debuted the company in late 2022 and has since licensed more than 50 locations nationwide. 

“The feeling as if you’re in there is really amazing,” he continues. “You have people engaging in conversations about how they’re going to rearrange their pantry, or where the vanity should go in the master bath—it’s really exciting.”

Just ask Kardashian, who, incredibly enough, found and engaged with Walk Your Plans in Los Angeles on her own, without being pitched or paid, using the technology to visualize a home she was in the process of designing with famed architect Tadao Ando.

She was so impressed she shared video recordings of her experience on Instagram.

“I really needed to see the scale of some rooms in my Tadao Ando home I am building and this helped me make the final decisions and walk through the entire home,” she wrote. “Shout out to @walkyourplansla for this technology. Everyone is dm-ing me asking about it.”

Her support of the project, Matejka admits, was more valuable than any ad campaign the company might have paid for.

“She’s got something like 344.9 million followers on Instagram,” says Matejka, incredulously. “We figured out it would have cost us about $3 million to get an endorsement and coverage like that if we paid for it.”

Not bad for a company that’s only been in business for a little over three years, and was inspired by a mistake.

Matejka and his business partner came up with the idea when they were building a six-bedroom investment property near Yellowstone, a project that ended in disaster even after they spent months passing the plans back and forth between them.

“We were doing what a lot of guys do, passing group prints back and forth on our computers, changing this, modifying that, blah, blah, blah for about a six-month period,” the Walk Your Plans founder recalls. “We felt like we had it locked in and were ready to go to construction.”

But Matejka and his parter were soon set to learn why warnings are so often issued about “the best-laid plans.”

After their contractor poured the foundation, the men flew in to see the dwelling and, Matejka reveals, “within 5 minutes of being on site, we realized that the great room wasn’t big enough.”

He reasoned that if the lodge was going to accommodate more than 20 guests, which was the intent, they’d need a massive great room. The living room they’d planned wouldn’t cut it.

“The joke is I wanted a great room. I got a good room. It ain’t great,” he says wistfully.

“It was too late to modify it by the time the foundation was poured, and we had to live with it,” he says. “I mean, it rents fine—I don’t want to mislead you. But it certainly could have been better if we had a bigger great room.”

Matejka started thinking that it could have been so much easier to discern the flaws if he had been able to somehow walk the space. The lightbulb went on, he and his partners came up with a plan, they strategically partnered with Panasonic for the tech, and the rest is history.

A social media miracle

Many people come up with original business ideas, but selling them is a different story. The social media gods have been good to Matejka, and the Kardashian story is only half of it.

Matejka started the company in Cleveland, where he was based, and once the company was up and running, he began to focus on spreading the word via social media.

“I decided I’d hire a person to do social media,” he recalls. “I hired a woman here in Cleveland, and my thought was, we’ll get a little local presence—get the word out a little bit.”

Turns out they got more than a little bit.

“Seven days after I hired her, she posted her first viral video, and it got over 4 million views,” he says. “I wasn’t even sure it was going to work in Cleveland, so I said let’s just see how it goes in Cleveland after six months.”

Then his social media wonder woman posted another viral video that got over 37 million views. By 2024, they had hundreds of millions of views worldwide. How could they help but expand?

Hollywood moves in

The company’s connection to Hollywood did not actually begin with their celebrity clients—but rather with an offer to appear on “Shark Tank,” which, interestingly, they turned down.

“‘Shark Tank’ called us twice and invited us to be on the show, but I actually told them no,” Matejka reveals. “Then the Property Brothers approached us.”

That was an offer he accepted. Jonathan and Drew Scott have since featured Walk Your Plans on several episodes of their various shows, appreciating the way viewers, as well as clients, get a better idea of what they’re actually building.

Chung’s experience with Walk Your Plans was especially inspiring. The actress, who got her start on “The Real World” and then went on to star in films including “The Hangover” movies as well as various TV shows, lost her family home in the 2025 California wildfires and raved about rebuilding with the company’s help.

Matejka notes that discounts are given to victims of natural disasters.

American fashion designer, businesswoman, and television personality Lyons, who ran J. Crew for many years and became known as “The Woman Who Dresses America,” also posted enthusiastically about her experience with the company, calling it “a must go for renovations or home builds.”

How much does it cost?

While Walk Your Plans seems to work great for celebrities, does it really make sense for the average homeowner? Building costs are high enough as it is, without adding in extra bells and whistles.

But the cost for the company’s walkthroughs is actually far less prohibitive than their celebrity cachet might suggest.

The basic price for Walk Your Plans services averages about $1,000 to $1,500 per hour, and most projects can be completed in about two hours. Plus, Matejka claims his company can actually save clients tens of thousands of dollars if not more.

“You’re able to catch changes and mistakes in a preconstruction environment, where it’s literally pennies to make a change or a modification, versus when you’re already in the bricks and sticks stage and it’s very expensive,” he explains.

“At that point, if you find a mistake, you have to stop the project. You might have to demo it. You might even have to have your architect to redesign it. Then you’ve got to get those plans approved, then you have to reorder all of all of the supplies …”

Putting practical numbers in play, Matejka shares that the average cost of change orders on any residential or business building project once it has begun construction is about $2,000 per change. So if you want a window moved or the bathroom expanded or the roof over the porch elongated, that change order would cost you about $2,000, on average.

“The average client walking in makes anywhere from 10 to 20 changes,” he notes. “So if you put a $2000 price on each change order, you’re going to possibly save from $20,000 to $40,000 per hour, when you’re walking your floor plans.”

And that’s how you get exactly what you want in a home, without breaking your budget.

“You know, we’ve been open about 3.5 years, and we have yet to have a single end user come through and say, ‘That didn’t help me at all,” Matejka concludes. “I mean, it’s amazing, and it’s really gratifying too. It’s nice to know that you’re doing a business that’s really helping people.”

Pete Davidson Cuts Another $255K Off Price of Upstate New York Home After Moving Back to Staten Island

Comedian Pete Davidson has once again trimmed the asking price of his upstate New York home—this time by $255,000—as he makes a desperate bid to offload the dwelling so he can fully commit to his new life back in Staten Island, NY.

The 32-year-old “Saturday Night Live” alum initially purchased the four-bedroom, three-bathroom home for $1.95 million in 2023 and he was most recently living in the dwelling with his former partner, Elsie Hewitt, with whom he welcomed a daughter, Scottie Rose, in December.

However, in February, Davidson made the surprising decision to list the home for $2.5 million, although he dropped his asking price to $2.27 million just a few weeks later, before slashing the price again in April to $2.15 million.

In the midst of that real estate roller coaster, the on-screen star was also facing a significant personal hurdle after reports emerged in May that he and Hewitt had split, just a few months after their daughter was born.

While the actor has yet to comment on those reports, it appears he is eager to clear the hurdle that his upstate home has created, with records showing that he has now trimmed his asking price for a third time, this time dropping it to just under $1.9 million.

While Davidson’s decision to list the home may have seemed somewhat out of the blue, the actor previously told Mansion Global that he knew he was going to part ways with the property, which sits on 6 acres in North Salem, just one year after he purchased it.

He joked that in 2024, he told Chad, a character he played on “SNL,” that he would be selling the abode.

“I told Chad we were going to sell it. He’s very upset. You could see it in his eyes. He’s not a man of a lot of words, but in his eyes, you could tell he was sad to go,” Davidson said.

However, the actor insisted that he is upset at the idea of parting with the pad, which is just 90 minutes from New York City, because the home is his “hip, funky, cool place” and holds many memories, including the moment Hewitt revealed she was pregnant.

The jokester revealed that he initially came across the pad when he was living in the hustle and bustle of New York City and wanted a peaceful getaway.

“It’s literally like living in paradise. The thing I hated about living in the city all the time was, I would wake up to so much noise, whether it would be garbage being picked up or people fighting or your neighbors or whatever’s going on on the street. In North Salem, I would wake up naturally, and I wouldn’t feel a thing. It was the most special feeling,” he told the outlet.

Once moving there, he adored the home so much that he made it his permanent pad.

“What’s cool about North Salem and the whole Westchester area is everyone pretty much keeps to themselves, and I really don’t get bothered up there,” he added.

Davidson also revealed that the home is the epitome of privacy, as it is an acre from the road. Built in the 1930s, the home has loads of vintage charm.

“I’m not a big fan of modern houses because they all kind of look the same, just kind of soulless and white. I added little things to it while still keeping its integrity and charm,” he told the outlet.

However, Davidson did do some renovations, including adding a guesthouse, movie room, pool, hot tub, cold-plunge pool, sauna, and screened porches.

“There’s a secret speakeasy—a wall slides open” to reveal it, he said. “It’s really fun, and it’s great if you have a family, and it’s also great if you just want to use it like a getaway.”

“Sun-filled rooms with vaulted ceilings, random-width pine floors and custom lighting. Walls of windows capture natural light and scenic views,” states the listing, which is held by Mary Dowdle of Ginnel Real Estate.

The home was first listed by the Ginnel Real Estate brokerage in February for $2,495,000.

Jaclene Ginnel told Mansion Global that the home is the perfect pad: “It offers everything at once—easy proximity to New York City, absolute privacy at the end of a long gated drive, serene pond views from nearly every room, and the intimate charm of a 1930s cottage with every modern amenity reimagined. Just last month, Davidson closed on the sale of his Staten Island apartment at a $400,000 loss just one day before rumors emerged that he split from his girlfriend.

According to a May 14 report by The Sun, Davidson, 32, and Hewitt, 30, are said to have called it quits on their relationship, just five months after welcoming their daughter, who was born on Dec. 12.

Insiders who spoke to the outlet alleged that the first sign of trouble in the relationship arose when the former “Saturday Night Live” star began offloading his homes.

“Pete is selling his properties, including his upstate home and his Staten Island apartment, to open up funds as they move forward and figure out their next steps,” The Sun’s insider alleged.

Davidson and Hewitt have yet to comment on the reports of their split. However, a second source noted that they are focusing their energies on their daughter.

“They are just focusing 100% on Scottie. Working out the best co-parenting solution is their top priority,” the insider claimed.

As for the reasons behind the split, sources pointed to Davidson’s hectic work schedule, alleging that Hewitt has struggled to cope at home alone while he has been traveling.

“Pete has been traveling so much for work, but Elsie was craving more support from him at home after their daughter was born,” said the insider.

“It was very hard for him because, obviously, he has to work to make money.”

According to the outlet, the comedian has been traveling relentlessly in recent months, and spent Mother’s Day in Los Angeles for the Kevin Hart roast, while Hewitt spent the holiday in their home in Brooklyn, NY, alone.

Newlyweds Tom Holland and Zendaya have embarked on their first official press tour as husband and wife, heading off on a lengthy international trip to promote their latest project, “Spider-Man: Brand New Day,” just days after the actor finally confirmed that the couple is married.

Ahead of the July 29 release of the latest Marvel movie, British actor Holland, 30, sat down with Esquire for a wide-ranging interview, during which he was asked about the rumors that he and Zendaya, 29, had secretly tied the knot.

The publication questioned the actor about a series of fake AI-generated wedding photos that had done the rounds on social media, asking whether they had caused any awkward interactions with family members who thought they might have missed out on his big day.

“No, because they were all there,” he responded, confirming that a wedding had, in fact, taken place.

The brief reply put an end to months of speculation about the status of the couple’s relationship—after Zendaya’s longtime stylist, Law Roach, claimed at the SAG Actor Awards in March that his client had already wed her partner.

“The wedding has already happened—you missed it!” Roach quipped to an Access Hollywood reporter, who responded: “Is that true?”

“It’s very true!” the stylist retorted.

While Holland refused to give any additional details about the couple’s wedding, he was happy to wax lyrical about his relationship with his co-star, telling Esquire that Zendaya is his “bedrock” and his “best friend.”

“Our business can present very stressful situations and it’s really nice to have a bedrock of a relationship that will stand the test of time,” he said. “We can support each other in ways that only we can, because only we understand really what it’s like to live this life, and I think that is such a luxury, because I just don’t understand how I would be able to have anything like that with anyone else.

The couple took their long-term relationship to the next level by getting engaged in January 2025—with reports emerging that the actor popped the question to his partner in an at-home proposal over the holidays.

TMZ then reported that sources close to the couple revealed the Marvel star got down on one knee to ask Zendaya for her hand in marriage during a “very intimate” proposal that took place inside one of her family homes over the holidays.

The insiders told the outlet that the couple was alone when the proposal took place, describing the moment as “very romantic.”

As for the ring, Holland is understood to have popped the question with a bauble from popular designer Jessica McCormack, with People noting that Zendaya’s new bling looks identical to the brand’s 5.02-carat East-West Cushion Diamond Button Back Ring design.

Although the source did not reveal exactly which home the proposal took place in, it’s likely the same residence in which the duo spent the festive season together—with Holland saying in December that he would be celebrating Christmas in the U.S. with his partner and her family, rather than in his native U.K.

“I’m going to be in America this year,” he said during an interview on the “Dish” podcast. “I’ll be with my girlfriend’s family, which is fun.”

However, the Marvel star kept coy about where exactly he and Zendaya would be staying with her relatives: “Where we’ll be is a secret.”

The musician and fashion designer picked up her first property for $1.4 million, a five-bedroom, five-bathroom Oakland, CA, mansion that is described as a “remodeled Mediterranean-style” residence complete with a curved entryway, which the star showed off to her 180 million Instagram followers.

On Christmas Eve 2016, she posted, “My first Christmas in my own home. I always wanted the big tree (it’s huge, honestly what the hell was I thinking), and spiral staircase just never thought I’d have one of my own at 20 …

“I’m so grateful and appreciative for everything I have cause none of it was given, none of it started like this … I’m just an Oakland girl, a daughter of two incredible teachers, with an amazing family who worked her ass off and got a lil lucky. In 2019, Zendaya expanded her real estate empire to a spread in Encino, CA, paying a reported $3.97 million for the posh property. The home sits on over 3 acres and includes hiking trails, a guesthouse, and a pool.

The home itself features six bedrooms, seven bathrooms, an eat-in kitchen, and multiple fireplaces.

The primary suite has access to a private balcony, a built-in tub, and a separate shower.

The place has served at some point as an investment property. According to reports, she offered the property for rent for $12,900 a month in 2019.

The “Spider-Man” movie marked Zendaya’s film debut. However, she soon went on to cement herself as one of Hollywood’s most talented stars with her role in the HBO teen drama series “Euphoria,” for which she won two Emmy awards.

She and Holland have been caught in each other’s web ever since their on-screen appearance together. In addition to being in a real-life romance, the two also co-starred in “Spider-Man: Far From Home” and their latest project, “Spider-Man: Brand New Day.”

In addition to their own international properties, Holland and Zendaya also spent some significant time in Boston, where they stayed while Zendaya filmed the movie “The Drama” with Robert Pattinson.

And it appears he was happy to fall into the role of stay-at-home partner during that time, admitting during an interview with Dish that he spent much of his time in the Massachusetts city attempting to cook nonmeat dishes for his beloved, who follows a plant-based diet.

“I’m starting to venture into a lot of vegetarian cooking,” he said. “My girlfriend’s vegetarian. So, I’ve been in Boston these past few weeks and she’s been working, so I’ve been doing a lot of the dinners, and they haven’t been great.”

A sprawling Maryland mansion that was once home to Los Angeles Clippers star Bradley Beal has sold for $9.5 million—just under a year after it was listed for $11 million.

Beal, 32, who is known to his fans as “Big Panda,” purchased the extraordinary property for $7.8 million in 2019, seven years after he joined local team, the Washington Wizards.

While living in the property—which features an incredible underground basketball court—the athlete and his wife, Kamiah Adams, enjoyed several major family milestones, having purchased the dwelling in the same month their second son was born.

Less than three years later, they revealed they were expecting a third child and even filmed a gender reveal in front of the property’s outdoor sports court, which Adams later shared on her YouTube channel, excitedly announcing that they were welcoming another boy.

However, in 2023, the Washington, DC-based team, which selected AJ Dybantsa as their No. 1 overall pick in this year’s NBA Draft, traded Beal to the Phoenix Suns, prompting him to quietly sell his opulent Bethesda, MD, abode for $9.2 million in November of that same year.

A Maryland mansion that was once home to former Washington Wizards star Bradley Beal has sold for $9.5 million.

Less than two years later, the property, which was built in 2016, returned to the market in September 2025 with a much higher asking price of $11 million.

At the time, real estate agent Robert Hryniewicki of HRLS Partners at TTR Sotheby’s International Realty, who co-listed the property with Adam Rackliffe, Christopher Leary, and Micah Smith, touted its most impressive feature: the one-of-a-kind underground basketball court, which he noted was unlike anything he’d ever seen.

“Oftentimes, homes have a half-basketball court, but this one is full-size,” he told Realtor.com®. “Bradley Beal lived there from when the home was built until 2023 when the sellers purchased it.”

However, even with the property’s oh, so special amenities and its impressive ties to the NBA star, it struggled to make its mark on the local housing market, with records showing that it underwent multiple price reductions—dropping to $9.99 million in February—before it was sold for $9.5 million on June 5.

Certainly, the home is perfectly suited for another sporting superstar, offering a wealth of wellness- and fitness-focused amenities that expand well beyond the indoor basketball court.

“There is also a hot tub, swimming pool, cabana, and green space to play soccer or other outdoor sports,” Hryniewicki previously stated.

“One of the key highlights is the indoor/outdoor programming that the house affords. It is on a flat, level parcel, which is very unique and hard to find. It’s also super private, surrounded by mature landscaping.”

Designed by GTM Architects, the 13,448-square-foot interior boasts custom millwork, designer lighting, high ceilings, and oversized windows. After the current owners purchased the property from Beal, they then poured another $1 million into renovating it and turning it into their dream abode.

“Everything on the inside has recently been updated and renovated, and is as luxurious as possible,” he added. “The owners have invested $1 million since purchasing it in 2023. It has the widest-scale appeal because it was built for entertaining but doesn’t live too large for everyday family living.”

Located in the Avenel Community, the four-level residence has an elevator for easy access to each floor. The grand foyer opens up to formal dining and living rooms. A two-sided gas fireplace is shared between the living room and study.

The gourmet chef’s kitchen has custom cabinetry, marble countertops, and an oversized island with a prep sink and breakfast bar. A family room with tray ceilings has a built-in wet bar and separate wine bar with pantry designed for entertaining.

“I think the next person will be a high-net-worth individual, who will likely use it as a primary residence,” Hryniewicki noted at the time of the listing. “Someone might also want to buy it as an entertainment or trophy property.”

An architectural marvel that sits atop a giant boulder-like rock overlooking a lake in Idaho has hit the market for just under $10 million—more than five decades after the mastermind behind the property pulled off a feat of engineering brilliance to bring the vision to life.

The 2,190-square-foot “House on the Rock,” which sits on the edge of Lake Coeur d’Alene in Harrison, features enormous walls of glass that offer panoramic views of the water, making it feel like you are “floating” atop the lake, albeit without ever having to worry about motion sickness.

“It literally feels like you’re on a boat but you’re not moving. You have views all the way around you and it is so stunning, even on bad weather days. It’s just absolutely the best waterfront view I’ve ever seen,” listing agent April Gunther with eXp Realty in North Idaho reveals.

It is the kind of property that is both alluring and perplexing in equal measure; at first glance, it appears almost impossible that the home has survived on its rocky perch for so long without slipping into the water that surrounds it on three sides.

Yet Gunther notes that, while the property’s perch might seem precarious, it has undergone rigorous rounds of engineering that ensure it will occupy that plot for many years to come.

“[It’s] engineering. It’s anchored into the rock and it had to go through an engineering process,” she explains.

“Everywhere you look, you feel like you’re in the middle of the lake. The water is completely surrounding you. Normally you have quite a distance to go to get to the water, and with this, you’re living on the water so it’s a completely different feeling. It’s so hard to explain unless you actually experience it.”

The house, which arrived on the market on May 27 with an asking price of $9.49 million, has been configured with three bedrooms and three bathrooms.

However, its current owners—who connected the home to the main sewer line—have also added two cabins that each have two walls of glass and feature their own spectacular views over the water.

“They are so cute,” Gunther says. “They’re just little bedroom cabins.”

Though the home itself only dates back 50 odd years, the 3.5-acre parcel on which it sits—and even the rock itself—features a rich history that begins in the late 1800s, when the Fort Sherman military post was constructed on the shores of the lake.

“The soldiers there would board steamboats and go across the lake and there was just a kind of a platform that was built up on top of that rock and they would dance,” Gunther explains, adding the symphony from Spokane would also sometimes steamboat over to the site to play.

“The soldiers would bring their ladies and they’d dance the night away and then they’d get back on the steamboat and go back across the lake.”

After the military post was abandoned in the early 1900s, the site became home to a boys camp, until the land was purchased by the mastermind behind the house.

“He imagined putting a guesthouse up on top of that rock and that was what he did in the 1970s,” Gunther says. “He built that guesthouse and it has evolved a couple of times and it has changed since he originally built it.”

Plans for further evolution have already been drawn up by architectural firm Olson Kundig, which has crafted a vision for a reimagined main house and an ADU. Those plans will be conveyed with the sale.

The home site is more than 3 acres and has 320 feet of water frontage with a boat dock.

“The grounds behind the house are just flat and lush and storybook beautiful, so you really get the best of both worlds,” Gunther continues. “You get this beautiful land attached to [the rock house] and then you get to live in the lake.”

The property also includes deeded land within the ultra-prestigious Gozzer Ranch Golf and Lake Club, whose members or property owners include Wayne Gretzky, Mark Walhberg, Chris Pratt, Justin Bieber, and Kim Kardashian.

“In order to be a member at Gozzer, you have to own the property in Gozzer so there are very few waterfront homes with that access and availability to Gozzer,” Gunther explains.

“I really imagine this buyer wanting the Gozzer lifestyle but also wanting the waterfront lifestyle and being walking distance to the lake club.”
